Planning & Permissions
Do you need planning permission for a porch?
Porches have their own permitted development rules, separate from extensions.
A porch is usually permitted development under its own rules (Class D of the GPDO 2015), provided it doesn't exceed 3m² of floor area measured externally, isn't more than 3m in height, and isn't within 2m of any boundary of the property that fronts a highway. Outside those limits, or on a listed building, a full planning application is needed.

Key points
- Porches are governed by Class D, not the Class A rules that apply to rear and side extensions
- The floor area limit is small - 3m² measured externally - which is why most porches are modest by design
- Article 4 directions can remove permitted development rights for porches in conservation areas, even though the general Class D exclusion for designated land doesn't apply the same way it does for side extensions
- Listed buildings need listed building consent for a porch regardless of size
Class D, not Class A
Porches have their own dedicated permitted development class - Class D of Schedule 2, Part 1 of the GPDO 2015 - separate from the Class A rules that govern rear and side extensions. This matters because the limits are different and much smaller in scale: a porch under permitted development can't exceed 3m² of floor area (measured externally), can't be more than 3m in height, and can't be within 2m of any boundary of the dwelling that fronts a highway.
Why the limits are so tight
A porch sits at the front of a house, close to the road in many cases, so the rules are designed to prevent even a small addition from encroaching on visibility and highway safety. This is also why porches are rarely the largest or most transformative project on this site - the class itself keeps them modest.
Where it changes
A listed building needs listed building consent for a porch regardless of size, since permitted development rights don't apply to listed buildings at all. An Article 4 direction, common in some conservation areas, can also remove permitted development rights for porches on specific streets - worth checking with your council before assuming the standard Class D limits apply to you.
