How much does a house renovation cost?
What we could - and couldn't - find a reliable published figure for.
There's no reliable published per-m² figure for a whole-house renovation from a named UK cost-guide source - the scope varies too much project to project. Checkatrade has quoted a total-cost example of roughly £76,690 for a three-bedroom house renovation, which gives a sense of scale rather than a formula.

Worth knowing
We looked for a published per-m² whole-house-renovation figure from HomeOwners Alliance, Checkatrade and FMB and couldn't find one we were confident citing. A per-m² rate exists for building work generally (see our building cost per m² guide) but a renovation's cost depends heavily on what's being kept, what's being stripped out, and what's structural - far more than a new-build extension does. Rather than publish an invented number, we're publishing the one total-cost example we did find and explaining why a single figure doesn't really apply here.
These are general UK ranges. We build across the North West, including Darwen, Blackburn and the wider Lancashire and Greater Manchester area - site access, local trade rates and travel distance can move your actual price within (or occasionally outside) the range above.
Key points
- How much is structural (removing walls, moving services) versus cosmetic (decorating, flooring, fittings).
- Whether electrics and plumbing need a full rewire/replumb or just extending.
- The condition of what's being renovated - an older property often carries costs a newer one doesn't.
- Whether you can stay in the property during the work, which affects programme and sometimes cost.
These are general published ranges, not a quote. Get an estimate based on your own project.
