How to prepare for building work

Practical steps before the trades arrive, for a smoother project.

Preparing for building work means making decisions early, protecting what won't be part of the project, arranging access and welfare for trades, and agreeing a clear point of contact before work starts on site. Most disruption during a project comes from decisions left until construction has already begun.

Make decisions before, not during

Fixtures, finishes, and layout changes are far easier and cheaper to adjust on paper than once work is underway. Changing your mind mid-build is one of the most common causes of delay and additional cost.

Where possible, finalise specification, colours and fittings before construction starts, even if it feels early to commit.

Practical steps around the house

Clear access routes for trades and materials, and protect anything nearby that isn't part of the project, particularly flooring, furniture and landscaping close to the work area.

If you're staying in the property during the work, think through which rooms will remain fully usable and which won't, and plan around that in advance.

Communication

Agree a single point of contact and a realistic way to raise questions during the project. Projects that run smoothly tend to have clear, regular communication built in from the start, rather than relying on ad hoc site visits to catch problems.
